Please review your pipeline of GEORGIA loans.  If we have a loan within the incident areas listed below you must follow the guidance provided below per the loan type.  A condition will be added by the UW to these loans in the incident areas listed below.

Mutual of Omaha Mortgage TPO will require an additional property inspection for any property located in a designated disaster area where the appraisal was performed prior to the disaster effective date prior to closing:

Conventional:

  1. Appraisal –
    1. Property condition cert executed by all parties including the borrower (purchases) or the borrower (refi) prior to closing ANDInterior and exterior photos required
    2. If end date established, and appraisal is dated after the end date, nothing further needed.
  2. PIW – must run AUS again prior to closing and make sure the PIW is maintained ANDProperty condition cert executed prior to closing with interior and exterior photos required.

FHA:

  • Interior and Exterior disaster inspection required if appraisal is dated prior to the incident end date (if one established) OR if is within 14 calendar days of the incident begin date (if no end date established)
  • If FHA streamline and closing prior to the incident end date, interior/exterior disaster inspection required

VA:

  • Interior and Exterior disaster inspection required if appraisal is dated prior to the incident end date
  • If VA IRRRL and closing prior to the incident end date, interior/exterior disaster inspection required

>Post disaster inspections will be required for a 90-day period from the effective date

>Non-Delegated Correspondent and Delegated Correspondent will require a disaster inspection prior to purchase
